Acceptance

The sellers accepted my offer.

There's still plenty to do. I have to give them a check for the deposit, 3% of the purchase price (which I believe will be the largest check I've ever written), by Monday; the following week, we'll have an inspector come and look over the place; there are lots of papers to sign, and homeowner's association documents to look at, and reports to read. And the lenders have to approve my loan (which will be another 2-3 weeks), and we'll be having termite people come and use some new freeze-the-wall method of getting rid of termites. And the court has to approve the sale (which may take 30-45 days), because the property is currently in foreclosure. So we're looking at closing somewhere around the end of August.

Exciting. Also scary.

    Hooray!

The 3% deposit was by far the largest check I had ever held in my life… until the cashier’s check for the full closing costs. It still haunts me occasionally — I could have dropped that piece of paper somewhere, and poof.

Now, just think nice calming thoughts and pack yourself up slowly. Escrow has been known to play funny tricks on one’s emotions. 😉
